AFFORDABLE HOUSING UNITS ELIGIBILITY:

For Kaikoi a at Ho’opili, they have affordable housing units available via lottery after qualifying under affordable housing. If you have questions regarding the inventory or Affordable Housing Eligibility Restrictions noted below, please let us know.

Kaikoi at Hoopili Affordable Housing hold income limits that are capped at the 120% AMI group which provides a max income of $105,800 for single household, and $200,600 for an 8-person household. Please see income restriction image below:

Other eligible requirements for affordable housing at Hoopili. Here’s some of the standard guidelines to be expected:

  • Applicants must be at least 18 years or older, and a citizen of the U.S. or a resident alien living in the State of Hawaii, with a bona-fide intent to physically live in the unit for sale for the duration of the “restriction period.”
  • No buyer or household member owns or has not owned a majority interest in ANY residential real estate for a period of 3 years prior to application. 
  • Total assets of those in the household must not exceed the price of the unit being purchased. 
  • Must not have previously received assistance from a State or County agency to purchase an affordable housing unit. Some exceptions apply.
  • Must have sufficient income to qualify for a monthly mortgage payment that does not exceed 33% of the gross monthly household income. 
  • Household size limitations: The Affordable Housing Rules specify a minimum and maximum occupancy for (Studio) units of 1-2 persons, (1) bedroom units of 1 – 3 persons, (2) bed units of 2 – 5 persons, and (3)-bed units of 3 – 7 persons. Following an initial minimum marketing period of 90 days, DPP may consider, on a case by case basis, single member income qualified households as to 2 bedroom units.

 

KAIKOI AT HOOPILI PRICING:

Like the previous developments at Ho’opili, these homes will also be lottery based. To enter the lottery, you must fill out an application as well as get pre-qualified by a mortgage loan officer. From developments in the past, the developers lender (DHI Mortgage) has been offering closing cost creditsto assist you in the purchase of their homes. We also work closely with other lenders that may offer a better interest rate but it is always wise to shop mortgages to see what option is best for you and your family.
