Ulana at Ward Village – Coming Soon!
Welcome home to Ulana at Ward Village, the ninth tower in Howard Hughes’ 60-acre master planned community located in the Urban Kakaako! This new development will be 41-story – 400 ft building that will consist solely of reserved housing units. Reserved housing is similar to affordable housing, but under a different state agency with slightly different rules and regulations.
The new development will feature floor to ceiling windows, a 9 story detached parking structure, and a variety of amenities throughout the project. The building will on the ewa side of Ward Ave and will be bordered by Auahi, Kamani, and Pohukaina Street. The building will have ground floor retail along Pohukaina and will also have a park on the Diamond head side of the building.
The design of Ulana at Ward Village will be designed by Architects Hawaii LTD with the interior designed by InForm Design, Inc.
The process to purchase a unit at Ulana at Ward Village will be sold via lottery to qualified residents of the State of Hawaii who do not own majority interest in any property and falls within area median income and asset guidelines set by HCDA. An announcement will also be made via newspaper ad.

Ulana at Ward Village will have its primary entrance into the building from Auahi St.


Building Amenities
Ulana at Ward Village will have great amenities for you and your family to enjoy. There will be a park for the public to enjoy along Kamani Street. Reserved Housing Guidelines
If you are interested in purchasing a unit at Ulana, you must meet certain eligibility requirements in addition to income and asset limits set forth by the HCDA. Here are the eligibility requirements:
- Is a citizen of the United States or a Resident Alient
- Is a bona fide resident of the State of Hawaii
- Is at least of legal age (18 years)
- Does not own or have a majority interest in a principal residence or a beneficial interest in a land trust on a principal residence within or without the State for a period of 3 years immediately prior to the date of application for a reserved housing unit
- If married, whose spouse does not have a majority interest, in a principal residence or a benenficial interest in a land trust on a principal residence within the or without the state for a period of 3 years immediately prior to the date of application for a reserved housing unit
- Shall be the owner and occupant of the reserved housing unit
- Has never purchased a reserved housing unit

2021 Reserved Housing Income & Asset Limits

One thing to consider when buying a HCDA reserved housing unit is restrictions are based on the buyers household size. A single applicant meaning a 1-person household can only purchase a studio or 1-bedroom unit. A two person household has the option to purchase a 2-bedroom unit or smaller. Lastly, if you want to purchase a 3-bedroom unit you need a household size of 3 or more.
Please keep in mind that you must still meet the income and asset qualifications mentioned above. Individuals under the age of 18 also count towards the household size. There are also maximum occupancy rules shown below. Below are the unit occupancy limits:
• Studio – 1 to 2 persons
• 1-bedroom – 1 to 3 persons
• 2-bedroom – 2 to 5 persons
• 3-bedroom – 3 to 7 persons
